Planning Minister Matthew Guy has issued a notice of decision to grant a planning permit for a $500 million Six Star Green Star office, retail and hotel development at 80 Collins Street in Melbourne that the developer expects will provide up to 4,500 jobs in the CBD.
Mr Guy said the proposal by developer Queensland Investment Corporation (QIC) comprises a 44-storey office tower plus a 20-storey residential hotel.
The proposed development will retain and wrap around the existing office tower known as Nauru House, and retain the important heritage buildings at 72 – 74 Collins Street and 70 Collins Street. Under the proposal, the non-heritage listed building at 82 Collins Street will be demolished.
"This project will greatly enhance the Collins, Little Collins and Exhibition Street areas, and will add much-needed retail and street level activation through the redevelopment of the vacant plaza areas," Mr Guy said.
"The plaza areas will be transformed into retail, cafe, restaurant and commercial areas, including an arcade with improved links to Collins and Little Collins Streets. This will make a significant contribution to Melbourne's laneway system.
It is expected that up to 1,000 construction jobs will be created during the building phase, and once completed, the development has the capacity to provide up to 3,500 permanent jobs.
"I am satisfied the plans are in keeping with state and local planning policy which promotes the role of the Central Business District as the preferred location for significant commercial and office activities in this part of the city," Mr Guy said.
"Importantly, the new office tower has been set back above the podium, respecting the adjoining heritage buildings and ensuring the new tower will not dominate the Collins Street streetscape.
"The re-design of the open plaza will reduce wind effects, provide weather protection and introduce a new multi-level retail and commercial opportunity that will revive and enhance retailing in Collins Street and the CBD," Mr Guy said.
